Do I need 20% down?+

No. Some qualified buyers may have options requiring considerably less, and certain programs may allow very low or no down payment. The right answer depends on your eligibility, the property, and the program requirements.

Why do I need a preapproval before shopping?+

A carefully reviewed preapproval helps you understand a realistic price range, estimated payment, cash-to-close, and documentation requirements. It can also help your Realtor write a stronger offer.

I already received an online preapproval. Why get a second opinion?+

An automated approval can be a useful starting point, but it may not reflect a detailed review of your documents or the full scenario. A second opinion can uncover questions before they affect an offer or closing.

When will mortgage rates go back to 2020 levels?+

The historically low rates of 2020 and 2021 should not be treated as a normal benchmark or a promised destination. We can evaluate whether today's payment, costs, and ownership plan make sense for you now.

Do you work throughout North Carolina?+

Yes. I am licensed as a Mortgage Loan Originator in North Carolina and work with qualified borrowers throughout the state. Initial meetings can be handled by phone or Google Meet.
